Welcome to the new era of real estate, where what you see online is increasingly not what you get in person. These new AI technologies are blurring the line between professional polish and outright deception, creating a digital minefield for agents, buyers and sellers alike.

The synthetic swindle

Three insidious trends redefining how property is marketed and sold:

  • Deepfakes: AI-generated media being used to impersonate real estate agents, create fake virtual tours, or even facilitate wire fraud by cloning voices and faces.
  • AI slop: The flood of low-quality, generic and algorithmically generated content — from listing descriptions churned out by bots to poorly upscaled or “enhanced” photos that barely resemble reality.
  • Fake digital staging: The use of virtual staging software to not just add furniture, but to outright fabricate desirable features — like views, landscaping or even entire rooms — that don’t exist in the physical property.

The question is no longer whether AI can create a picture-perfect listing. The question is, at what point does a compelling illusion become a harmful deception, and what happens when the very agents we rely on are struggling to separate the digital dream from the disappointing truth?

What is a deepfake? The term “deepfake” is a blend of “deep learning” a form of artificial intelligence and “fake.” 

What is AI slop? Also known as digital spam, refers to digital content — such as text, images, videos or audio — that has been created using generative artificial intelligence, and is characterized by a lack of effort, quality or deeper meaning, often produced in an overwhelming volume.

The ethical quagmire

The rapid integration of artificial intelligence into real estate, while promising efficiency, has also led to of ethical dilemmas, primarily through the insidious spread of “AI slop” and the alarming rise of deepfake fraud. These two phenomena are fundamentally eroding consumer trust and introducing unprecedented risks into the largest financial transaction of a person’s life.

AI slop: The deluge of deception-adjacent content

In real estate, this manifests in several ways:

  • Generic, flowery descriptions: AI models can churn out endless variations of listing descriptions, often filled with clichés and hyperbole, but lacking genuine insight or unique details. While seemingly harmless, this creates a monotonous digital landscape where authentic property features are buried under a mountain of generic praise. A “cozy nook” becomes a “serene sanctuary,” and a small yard is “an entertainer’s paradise,” all without genuine substance.
  • Artificially ‘enhanced’ photos: Beyond basic adjustments, AI can “improve” photos to the point of misrepresentation. Muddy yards become lush green lawns, drab interiors are brightened to an impossible sheen, and even minor structural flaws can be digitally erased. This isn’t staging; it’s fabrication, leading to profound disappointment and wasted time for buyers who arrive to find a property vastly different from its online depiction.

The cumulative effect of AI slop is a devaluation of information. When every listing sounds perfect and every photo looks immaculate, discerning buyers become cynical, constantly questioning the veracity of what they see. This erosion of trust slows down transactions and makes the agent’s role of honest broker increasingly difficult.

Deepfakes: A new frontier for deception

While AI slop subtly distorts reality, deepfake technology actively fabricates it, posing a far more direct and dangerous threat. Deepfakes use AI to create highly convincing, yet entirely fake, audio, video or images that depict people saying or doing things they never did. The implications for real estate are terrifying:

  • Impersonation and wire fraud: A deepfake audio recording could mimic a client’s voice, instructing a title company to divert closing funds to a fraudulent account. A deepfake video call could impersonate an agent, convincing a buyer to send earnest money to a scammer. The financial stakes in real estate are immense, making it a prime target for these sophisticated forms of identity theft and wire fraud.
  • Fake virtual tours and property scams: Imagine a deepfake virtual tour of a property that doesn’t exist, or one that has been deliberately manipulated to hide severe damage. Scammers could use these to entice unwitting renters or buyers to send deposits or rent payments for properties they will never occupy.

The havoc wrought by deepfakes is profound. Consumers face the risk of significant financial loss and emotional distress. The industry grapples with the challenge of verifying identities and authenticating digital communications, tasks that are becoming exponentially harder. 

Protect yourself: Digital literacy matters 

Real estate professionals must adopt protocols to counter AI slop and deepfake fraud, thereby safeguarding their professional ethics and clients’ finances. This requires maintaining honest & total transparency on any digital content alteration and implementing strict security procedures for financial communications, turning human oversight into the most valuable service an agent offers in the age of synthetic media.

  • Honesty and transparency: Label all marketing images as “virtually staged” and never use AI to remove material flaws (cracks, water damage) from photos.
  • Human review of slop: Always fact-check and personalize AI-generated listing descriptions to remove generic hyperbole and ensure local, factual accuracy.
  • Critical consumption (protection): Protecting yourself from the proliferation of AI slop and deepfakes requires developing strong habits of critical consumption. The core practice is to refuse to trust what you see blindly and to develop systematic ways of verifying authenticity. 
  • Dual-channel verification: Never accept changes to wiring instructions via email or a single call. Insist on a mandatory verification call-back on a known, pre-established phone number for all fund transfers.
  • Educate clients: Proactively warn clients about the risks of deepfake impersonation and wire fraud, making them part of the security defense team.
  • Stop the spread (responsible behavior): Your personal sharing habits are the most powerful tool against the spread of synthetic content. If a piece of content elicits an intense emotional response (outrage, shock, fear or awe), pause. 

Without a concerted effort to combat these threats, the foundation of trust upon which all real estate transactions are built will continue to crumble.

By adopting these habits, you move from being a passive consumer to an active filter and a digitally literate consumer engaged in protecting yourself and others from misinformation and lies.
